March 2025 Summary of Board of Directors and Management Activities

March Summary Board of Directors:

  • Reviewed residents expressed concerns regarding speeding and E-bikes.  Provided communications:  
    • 2024 Traffic Safety Committee Speeding survey 
    • Recap of Dunes West efforts to address speeding
    • Mount Pleasant and Dunes West Laws and Covenants for E-bikes and E-scooters
    • Parents’ guide to safety training for children using E-Bikes
  • Addressed Deer Poaching:
    • Two communications on Deer Poaching to Residents
    • Work with DNR and Mount Pleasant Police.  DNR to patrol Dunes West to help control poaching
  • Ensured the plan for repairing Ayers Plantation Way path includes arborist review to assess potential damage to trees before work is started. 
  • Reviewed the status of Grand Oaks trees with Town of Mount Pleasant to address their request for more information and to clarify the steps in their permitting process.  Will hold a Dunes West residents town hall once there is more clarity.
  • An option to acquire currently leased office space was presented.  A business case will be developed to assess alternatives. 
  • Worked with multiple residents on covenants concerns.

February Financial Report Highlights:

  • Revenue Variances: 
    • Late collections >$100 dropped from 396 to 155
    • 115 of outstanding fees owed <$100 associated with not paying late fees
  • Expense Positive Variances >$5,000: 
    • Staffing $11,902
    • Tree Maintenance $7,875
    • Landscaping $7,000
    • Privacy Supplies $6,120 delayed until March
  • Expense Negative Variance >$5,000
    • Legal collection fees $7,071 associated with on-going legal matters
  • Reserve Funds: Improved interest rates generated $28,822 doubling YTD budget
  • Balance Sheet:  Total account receivables are down from $283,785 to $125,289 due to strong collections assessment.

March Summary Management Report:

  • New ARB coordinator has been on-boarded.  Training in process as well as updating of procedural manuals
  • Held meetings on website communications to enhance community engagement
  • Updated welcome packages for new residents
  • Planned the annual volunteer dinner event
  • Processed gate claim with insurance
  • Repaired potholes 
  • Coordinated with AT&T as they began laying fiber in the utility right of way
  • Completed evaluation of pond by Lake Doctors
  • Repaired four street signs that had been vandalized
  • Ayers Path repairs started and are underway
  • Completed drainbox repairs
  • Investigated aggressive alligator complaint at Cypress Point
  • Held regular Security account management meeting
