Are non-residents bypassing the gates without invitations to use the Riverview Recreational Amenities?

Yes, they are. Non-residents have been dropped off at the Pulte Sales Center parking lot or just outside of it on Braided Lane who have then walked to the dock area. Pulte located their sales center outside the Harpers Ferry Gate where prospective buyers can drive directly to their sales center without entering via the gate. In accordance with Town of Mt. Pleasant approvals in their development plans for Riverview, steel bollards are mounted across Braided Lane just past the sales center to prevent vehicles from driving into the gated portion of Dunes West. However, this does not prevent individuals from walking in past the sales center. This will cease to be a problem once Pulte has completed Phase 3C of Riverview. These are the four lots behind the sales center that are listed for sale. At that time the curb cut for Braided Lane will be closed and the berm, vegetation and fencing will be extended across that location so that all entry will have to be via the Harpers Ferry Gate.

Until then, unaccompanied individuals must be able to identify their residence within Dunes West if asked by a security guard by either a government-issued ID such as a drivers license or, as in the case of those under 16 years of age, by stating the address and owner’s name who invited them. The security guard can then verify the information provided on-the-spot. The intent of this part of the policy is so that the security guards can identify who is there legally (i.e., not trespassing) and who is not, and contact the MPPD in the latter case. It is also to ensure that all invited guests enter via the Gate as any invited Guest should.

Property owners pay a premium to live in a private, gated community. Where feasible and cost-effective, the Board strives to identify and seek charges against trespassers.
