Info for Real Estate Agents

The 2024 Assessment for Ellington Woods, Palmetto Hall, Cypress Pointe and the Gates (LDW) is $474.00, for both Heritages it is $484.00  and inside the gate it is $1,832.00.  The Semi-Annual Assessment is $237.00 for LDW, $242.00 for Heritage(s) and $916.00 for properties inside the gate, and these are billed in January and July. There is a working capital contribution (transfer fee) which occurs when a home changes ownership – It is 1/6th of the annual dues for the property.

Realtors may gain access to Dunes West by one of the following methods:

  • A resident may issue a guest pass
  • Show the guard attendant your Realtor Pocket Card and valid driver’s license
  • Purchase a realtor barcode for $75/year from the Dunes West POA office

Realtors without proper identification will be denied access. There are no exceptions.

You are encouraged to have your clients read and become familiar with our standards and covenants located on this website. Please be advised that the bylaws prohibit motorcycles and golf carts and also emphasize maintaining natural resources,  the beauty of the community, and a tranquil setting.

Buyers must come to the POA office with their closing documents before any gate access barcodes will be issued.

Reserve the Pavilion

Located in the Riverview subdivision, the Pavilion is available in multi-hour blocks to Dunes West residents for private gatherings. Please read this section carefully. You must agree to the Dunes West Property Owners Terms and Conditions in order to complete your reservation. A copy of the agreement and Pavilion Rules will be included in your confirmation email. The POA encourages you to review the procedures carefully so that the beautiful site can be enjoyed by all DW residents.
